Test before you renovate. If the paint isn’t lead, costly lead-safe precautions aren’t required.
RRP Testing is done in preparation for renovation, repair or painting work in a home. The EPA requires that renovation work such as remodeling or painting that will affect paint in houses built before 1978 use special precautionary measures to contain the spread of lead dust and clean up afterwards. Lead dust is a serious problem if it is not taken care of during and after the work, and can put you and your family at serious health risk.
These precautions can increase the cost of a job. One way to avoid those costs is to test for lead paint first: if the paint is identified as not being lead, the precautionary measures do not need to be taken. This type of inspection is called a determination.
The EPA’s requirements can significantly increase the cost and duration of work on your home. Testing the components a contractor will disturb tells you the extent of the precautions needed before work begins.
Contractors may do their own testing with EPA-recognized test kits, but these kits can’t be used on plaster or drywall because of chemical reactions with those materials. Only a Licensed Inspector can make the determination for those surfaces, and brings much more knowledge and experience to testing any surface.
The readily available test kits are also very sensitive and can produce false positives, identifying lead paint where there is none and adding unnecessary cost.
If you’re doing your own renovation, testing first protects your family. Finding lead paint may change your plans entirely, or at least prompt you to take precautions. Lead exposure is a serious problem, especially for young children.
It depends on the size of the renovation being tested: anywhere from 30 minutes to 3 hours for extensive work.
